Storage properties almost never need a new drainage design. They need the drainage they already own to work again — replacement grates for a hundred door thresholds, cast iron where the rental trucks turn, and honest math about where the roof water actually goes.

Cheap land, an acre of roof, and a door every ten feet

Self-storage gets built where nothing else pencils out: the back half of an industrial park, the strip beside a detention pond, the flat below a highway embankment. Good real-estate math, bad drainage hand. The site is usually the low ground in its neighborhood, and once developed it is close to one hundred percent impervious — roof, drive aisle, apron, gate pad, dumpster corner, and almost no lawn left to absorb anything.

Now look at what sits on that pavement. A drive-up building is a very long roof with a door every ten or twelve feet, and each unit floor sits at or barely above aisle grade — which is the entire selling point, because tenants back a trailer to the door and roll boxes straight in. A roll-up door has no threshold worth the name: a new one leaves a paper-thin gap under the astragal, and a fifteen-year-old one with a sun-cooked seal leaves 1/4" to 1/2". Sheet flow crossing a 24 to 30 ft aisle does not need a bigger opening than that.

Storage is also far more varied than it looks from the road. One parcel holds drive-up buildings with a hundred and forty thresholds, a climate-controlled building with a single glass entry and a cart path, a covered RV and boat row on thin slab, a keypad gate where every vehicle stops and sits, a customer parking apron, and a contractor tenant quietly running a forklift out of unit 118. That is six drainage problems with six different load cases, and they rarely got six different answers when the site was built.

Then comes the cost nobody budgets. Water gets under one door, and the facility finds out two weeks later when a tenant opens up to mold on the bottom row of boxes: a claim, a one-star review with photographs, and a unit out of service. The encouraging part is that most of these properties were built with the right idea — a shallow channel cast into the apron along the door line, basins at the aisle low points, pipe to a pond. Those systems are simply twenty years old, sun-baked, silted, and missing half their covers.

Everything here that needs draining — and who owns each piece

Before anyone buys a grate, split the property into the jobs it actually has. Some are ours. Several are not, and we would rather say so on this page than after you have paid freight.

The roofs, and wherever the leaders land

Storage is roof-dominated more than almost any other commercial property. One 30,000 sq ft drive-up building sheds roughly 18,690 gallons per inch of rain, and every gallon of it comes down within a few feet of a door. Leaders usually discharge at grade, often right onto the apron at the door line, which is the worst possible place to concentrate flow. The door line and the drive aisles

The channel cast into the apron in front of the doors exists to intercept sheet flow before it reaches the door gap — shallow, high-slot, low-volume, and effective right up to the day covers start cracking. After that it silts within a season and becomes a decorative groove in the concrete. Aisles are crowned to move water to low points where basins sit; those basin bodies are usually still sound, because buried plastic outlives its grate by decades, while a loaded 26-ft rental truck rolling diagonally across a polymer basin grate does exactly what you would expect.

Gate approach, office walk, RV and boat rows

Vehicles stop and stand still at the keypad, so the gate pad ponds and, in freeze climates, glazes over exactly where a customer steps out of a truck. The office walk and climate-controlled entry need a grate a cane tip, hand-truck wheel, or suitcase caster cannot drop into — that is slot geometry, not capacity. Covered RV and boat rows are heavy-axle territory over thin slab or gravel, so anything set into that pavement gets specified up, not down.

Subsurface systems: genuinely needed here, and genuinely not ours

Plenty of storage sites need subsurface drainage, and pretending otherwise would be dishonest. A french drain behind a perimeter retaining wall relieves the hydrostatic pressure that would otherwise push the wall over. A perforated underdrain beneath a gravel RV row keeps the base from turning to soup under repeated heavy axles. A curtain drain uphill of a building intercepts groundwater seeping toward a slab on a cut site. All of that is perforated pipe bedded in washed stone and wrapped in filter fabric, trenched in by a site contractor, and we do not sell it — nor do we call anything in our catalog a french drain, because nothing in it is one. We sell the layer above: surface collection that keeps water from reaching the soil in the first place. A well-built storage site has both layers, from two suppliers.

And the rest of it, plainly

Detention ponds, water-quality units, grit and oil separators, interceptors, sump pumps, and anything involving treatment or recirculation are downstream of us and by others. Re-crowning a dished aisle is paving work. And door bottom seals, astragals, and threshold ramps are very often the correct fix on a storage property — door hardware, not drainage. We would rather tell you that than sell a channel drain for a problem a $40 seal solves.

Do the water math before you order six hundred grates

Water behaves predictably here because the site is so simple: off the roof at the leaders, down the crown of the aisle, into the low third of the property, concentrating wherever the pavement has decided a low point is. Two rules cover nearly every property we look at. Water finds the low point, and after fifteen years of settlement and two overlays the low point is almost never where the drawing said it was. That is why we ask for a photograph of the ponding rather than a copy of the site plan.

Put numbers on it before buying anything. One inch of rain on 1,000 sq ft of impervious surface is about 623 gallons, so a 30,000 sq ft roof is roughly 18,690 gallons per inch, a 30 ft × 400 ft aisle adds about 7,476 more, and a single aisle between two buildings is moving on the order of 26,000 gallons in a 1"/hr storm. Do it per aisle, not per property — a site total tells you nothing about which drain is drowning.

Then check the part everyone skips. The outlet pipe, not the channel and not the grate, is the bottleneck on nearly every storage drain we get asked about. A 12" basin with a wide-open grate accepts far more water than a 4" corrugated outlet at minimum fall can carry away, so it surcharges, water sheets past toward the doors, and the manager reports a clogged drain that is not clogged at all — it is throttled. Two numbers make that concrete: pipe capacity climbs roughly with diameter to the 8/3 power, so a 6" outlet carries about three times what a 4" carries at the same slope, and smooth-wall pipe carries roughly twice what corrugated of the same size and slope does.

So the order of operations is: size the pipe to the flow, hold at least 1/8" per foot of fall (1%) and preferably 1/4" per foot where depth allows, then choose the inlet that suits the pavement. With no storm connection to reach, a pop-up emitter releases at grade and closes flush when dry, or a dry well soaks it away on site. Neither should ever point at the neighbor's fence line.

Retrofit first: identify the grate already sitting in your apron

Nine out of ten storage inquiries that reach us are not design questions. They are a version of: we have a hundred and forty of these slots in front of the doors, half the covers are cracked or gone, what are they and can you send that many? The answer is almost always yes, and the whole job turns on one measurement.

Measure the grate, not the trench. Trench width tells you very little — encasement, saw-cut edges, and twenty years of patching make the opening unreliable. Pull one intact grate, measure across its narrow dimension, and match it below. These are the actual widths of the replacement grates we stock, so if your tape lands on a row, you have your family.

Length confirms it, and the families cluster helpfully: Spee-D and Dura-Slope grates are 24" long, Pro Series grates run 19-1/2" to 19-3/4" by material, Mini and Slim grates a full 36". If your tape lands nowhere — and sometimes it will not, because these sites got built with whatever was on the truck — photograph the grate with a tape across it plus a second shot down the open channel showing the rail it sits on, and send both over. One warning we give every time: do not cross brands at the same nominal width. A 6" Dura-Slope grate and a 6" channel from another maker are not interchangeable, because rail geometry, seat depth, and locking devices differ even when the tape agrees.

Counting and ordering a hundred-door replacement

Count pieces, not feet. A 10-foot opening takes exactly five Spee-D grates at 24"; the same opening takes six 5" Pro Series grates at 19-5/8", which cover 9 ft 9-3/4" and leave a short piece to cut. That mismatch is why estimating from door width produces an order four grates short on the last building. Walk the row with a clicker, count what is physically in the ground, and add 5 to 10 percent spares — grates keep failing in ones and twos forever after, and a case on the shelf turns a maintenance ticket into a five-minute fix instead of a second freight charge.

  • Color. Polymer grates come in gray, sand, black, green, white, and brick red across the Mini, Spee-D, and 5" Pro Series lines. Either match what twenty years of sun has left you, or move the whole property onto one color and stop guessing at every reorder. We would do the second.
  • Silt. New covers over a channel packed with sand accomplish nothing. Pull the old grates, flush the run, rod the outlet, confirm flow at the discharge, and only then set new grates. Half the replacement-grate calls we take are really "nobody has opened this channel since 2011" calls.
  • Fasteners. On a drive aisle, fasten every grate. Screws are stocked for the Spee-D and Mini lines, and a fastened grate does not become a projectile when a tire catches its leading edge.

Then set them at the right height: 1/8" to 1/4" below finished pavement, never proud of it. A high grate takes wheel load on its own edge instead of transferring it into the encasement — which is how covers crack in the first place — and it lets sheet flow skate straight over the slot toward the door it was installed to protect.

Drive-aisle basins: cast iron inside every turning radius

The second half of a storage retrofit is the basins, and it is easier than the door line, because the grate is a bolt-in swap on a body that is already piped. Cast iron replacements exist for all four standard square sizes — 9" (913), 12" (1213), 18" (1813), 24" (2413) — and the trade-off people worry about barely exists: the 12" cast iron grate still passes 37.2 square inches of open area. Our rule is blunt. Anywhere a rental truck can turn, back, or park, the basin gets a cast iron grate. Polymer basin grates belong in landscape islands, not in a turning radius.

While the basin is open, fix the two faults that come with every twenty-year-old one. If the pavement has been overlaid since it went in, the rim now sits an inch low and the basin is a birdbath collecting silt — a riser brings it back to grade (916, 1216, 1816, or the 2418 extension). And if the outlet was hacked in with a hole saw and silicone, which we see constantly, replace it with a proper universal outlet adapter so the joint stops leaking into the base course under your aisle. Where a low point never got a basin at all, the catch basin kits ship body, grate, and outlet as one line item.

Load class for what really rolls down a storage aisle

Channels and grates are rated to EN 1433, and the number after the letter is the test load in kilonewtons: A 15, B 125, C 250, D 400, E 600, F 900. Translating to an American drawing is a trade heuristic rather than a standards equivalence, but the one worth carrying is H-20 at a 16,000-lb wheel load and HS-25 at 20,000 lb, which puts ordinary storage traffic in the C-to-D neighborhood.

  • Class A (15 kN) — the office walk and nothing else. Never in an aisle, including one vehicles "only cross occasionally," which is the sentence that precedes most broken grates.
  • Class B (125 kN) — cars and pickups on the customer parking apron in front of the office.
  • Class C (250 kN) — the working default for drive aisles and door lines: cargo vans, rental box trucks, the occasional loaded 26-footer.
  • Class D (400 kN) — where loaded trucks turn, brake, or stand still: the gate approach, the RV row, the site entrance off a public road, and anywhere a tenant runs a forklift. The forklift is the sneaky worst case here — heavy load, small solid tires, almost no contact patch — and it concentrates more pressure on a grate bar than the semi that delivered it.

Two caveats matter more than the letter on the spec sheet. Body and grate are rated separately, so a Class D grate in a light body is not a Class D system. And the assembly is only as good as the concrete around it, since every published rating assumes full encasement per the manufacturer's instructions. Where each piece actually goes on a storage property

Catalog categories are organized by product; a storage site is organized by position. Here is how we map one onto the other while walking a property.

At the door line

A shallow channel with a high-open-area grate, running the length of the building and extending a few feet past the end unit at each end so water cannot flank it. Capacity is secondary; interception is the job, because the water only has to be stopped for the last three feet of its trip. This is Spee-D and 5" Pro Series country, and the reason both work is a slot pattern that is generous relative to the channel: the Spee-D grate opens at 3/8" × 3-1/4", the standard 5" Pro Series grate at 3/8" × 1-1/4".

At the aisle low points and under the leaders

Square basins sized to the water rather than to the hole someone dug. A 9" or 12" handles one downspout and a modest local low spot; an 18" or 24" belongs where two aisles converge or a channel run terminates and needs a serviceable cleanout. A basin directly beneath a leader outlet is the cheapest fix on the property for the classic complaint of "water dumps in front of unit 42 every time it rains," and a basin filter keeps leaf load out of a pipe nobody inspects quarterly.

At the gate and the entrance

The keypad pad is where vehicles sit still, so it ices first and ponds worst while taking the same loads as the aisle without the benefit of movement. This is the position we most often move up to Class D, and where a pre-sloped channel earns its price, because the pad is usually flat by design.

At the office walk and climate-controlled entry

Here the specification is slot geometry, not flow. A cart wheel, cane tip, walker foot, or suitcase caster has to cross without dropping in, which points at the narrow-slot families: the Slim Channel grate opens at 0.248", the Mini Channel grate at 1/4" × 5/16". Both are also the right look at a customer-facing entry, where a shop-floor grate reads as neglect.

At the RV, boat, and contractor rows

Wide channel, iron cover, deep encasement. This is where we stop economizing: a 12" Pro Series or an engineered polymer-concrete channel, because the axle loads are real, the surface is often marginal, and tearing out a failed drain in a row full of parked boats costs nothing like the grate.

New buildings, repaves, and the expansion pad

Pouring new aisle concrete is the one chance to fix grade instead of chasing it for twenty years. Two decisions pay for themselves: put a genuinely pre-sloped channel in rather than trusting a 400-foot slab to hold pitch, and oversize the trunk pipe while the trench is already open.

Engineered specs on new storage construction usually come back as a polymer-concrete channel with a locked ductile iron grate — ACO PowerDrain and ACO KlassikDrain in nominal 4", 8", and 12" widths, or the BG Filcoten Tec series in fiber-reinforced high-performance concrete. The ACO lines are quoted per project rather than sold from the cart. Send run length, the load class the engineer called for, and the outlet location: Request a Quote. The hundred-door grate order

The bulk retrofit · 40 to 600 pieces · no concrete

Match the width off the table above and order the family, not a lookalike. This is the highest-return maintenance dollar on a storage property, because you are restoring a channel that already exists, already has an outlet, and already discharges somewhere legal — no concrete, no permit, no engineer. One crew with a screwdriver, a shop vac, and a case of spares does a building in a day, and the complaints stop that week. Capacity guidance: none needed, since the channel was sized when it was poured and you are putting it back into service.

The four doors that keep eating covers

Metal in a body you already own · 5" and 8" Pro Series

Every property has three or four doors that break grates on a schedule: the corner unit everyone cuts across, the bay by the cart corral, the one nearest the gate where drivers accelerate. You do not need to rebuild those channels. The 5" Pro Series body accepts a ductile iron grate (823), galvanized steel (824), or the heavy-traffic grate (828, opening 9/16" × 3-9/16") in place of polymer, and the 8" family steps up the same way (888). Spend the metal money on the four doors that need it, not the ninety-six that do not.

Every basin inside a turning radius

Bolt-in swap · 9", 12", 18", 24" square basins

The most predictable failure on a storage site is a polymer basin grate in the path of a loaded truck mid-turn. Cast iron drops straight into the basin you already own in all four sizes, and the 12" version still passes 37.2 sq in of open area, so you lose essentially no intake. Capacity guidance: size the basin to the water and the pipe rather than to the grate — a 12" for a leader and a local low spot, an 18" or 24" where aisles converge — then confirm the outlet can carry what the grate now lets in.

The one unit that floods every storm

Single-door surgery · saw-cut and encase · 5" Pro Series

Sometimes there is no channel to restore, just one unit at the low corner that takes water every time. Saw-cut a run across the opening, extend it two to three feet past both jambs so water cannot flank the ends, encase in concrete per the instructions, and tie into the nearest basin rather than daylighting into the aisle. We default to the 5" Pro Series because one body spans polymer through ductile iron: start economical, upgrade the cover in five years without touching concrete again. The three-hundred-foot aisle poured flat

Pre-sloped conveyance · 6" grate · contractor-grade

The classic storage failure is a long aisle poured dead flat, where water stands in three places and moves in none. Dura-Slope carries the slope in the channel itself, so a long run keeps velocity even when the pavement gives it nothing — and velocity is what keeps a channel self-scouring instead of silting into a planter. It takes cast iron (DS-231, opening 5/16" × 4-11/16") and ductile iron (DS-232) covers at 24" each. This is the answer when the scope is a full aisle rebuild, not a door line; the grate matrix is in the Dura-Slope resources.

The covered RV and boat row

Heavy axles · high flow · 8" and 12" Pro Series

Covered RV parking collects a large roof in one narrow place, then asks a very heavy vehicle to drive across the collection point, often on thin slab. Go wide and go iron. The 8" and 12" Pro Series give real conveyance capacity, and the 12" takes a cast iron heavy-traffic grate (885). Where a tenant runs a forklift or the row doubles as a contractor yard, move to a Class D cover and, on any new pour, an engineered Filcoten Tec V200 body.

The customer-facing entry

Slot geometry over capacity · Slim and Mini Channel

At the office door and the climate-controlled entry, the grate gets crossed by hand trucks, dollies, carts, and customers, so the spec is the opening rather than the flow: 0.248" on the Slim Channel grate, 1/4" × 5/16" on the Mini Channel. Both are 36" long, which makes short runs quick to lay out, and the Mini line carries decorative and brass covers for a canopy where a shop-floor grate would look wrong. Keep vehicles off it, though — these are pedestrian-duty products, and the moment a van cuts the corner onto that walk you are in the wrong family.

Properties we drain the same way

The door-threshold detail carries straight over from loading dock drainage, where the same water is trying to get under a much bigger door. The aisles, gate pad, and customer apron behave like retail parking lot drainage. Covered RV and boat rows have more in common with RV parks and campgrounds than with the rest of the property they sit on.

Storage questions we get every week

How do I identify the channel drain grates already cast into my door line?

Measure the grate, not the trench. Grate width identifies the family: NDS Micro is 1.25", Slim Channel is 2.25", Mini Channel is 2.75", 3" Pro Series is 3.875", Spee-D is 4.125", 5" Pro Series is 5.25", Dura-Slope is 6", 8" Pro Series is 7.75", and 12" Pro Series is 11.75". Length is the confirming check: Spee-D and Dura-Slope grates are 24" long, Pro Series grates run 19-1/2" to 19-3/4", and Mini and Slim grates are a full 36".

How many replacement grates does a 10-foot roll-up door opening take?

At 24" per Spee-D grate, exactly five. At 19-5/8" per 5" Pro Series grate, six pieces cover 9 ft 9-3/4", so a true 10-foot opening takes six plus a short cut. Count the grates actually in the ground rather than the door width you assume, because door lines almost never end on a clean multiple, then add 5 to 10 percent spares to the order.

What load class belongs in a self-storage drive aisle?

Class C at 250 kN is the working default for an aisle that sees rental box trucks, cargo vans, and the occasional 26-footer. Step to Class D at 400 kN where loaded trucks turn, brake, or stand still: the gate approach, the RV row, and anywhere a tenant runs a forklift. As a trade heuristic, American drawings call H-20 a 16,000-lb wheel load and HS-25 a 20,000-lb wheel load. Class A at 15 kN is pedestrian only and has no business in an aisle.

Can I put a cast iron grate on the plastic catch basin already in my aisle?

Yes, and it is the cheapest upgrade on the property. Cast iron replacement grates drop into the standard square basins in all four sizes: 913 for the 9", 1213 for the 12", 1813 for the 18", and 2413 for the 24". The 12" cast iron grate still gives 37.2 square inches of open area, so you are trading almost no intake for a cover a loaded truck cannot crack.

We replaced every grate and water still gets under the doors. What did we miss?

Usually one of four things. The channel is silted and the new grate simply hid it. The grate sits proud of the pavement instead of 1/8" to 1/4" below it, so sheet flow skates over the slot and keeps going. The outlet pipe is throttling the system, which is the most common cause by a wide margin. Or water is blowing in over a worn door bottom seal, which is a door hardware problem and not something we sell.

Do you sell french drains for the perimeter wall or under the RV row?

No. Perforated pipe bedded in washed stone and wrapped in filter fabric, whether behind a retaining wall or under a gravel RV row, is contractor-installed subsurface work and we do not sell those systems. What we sell is the surface-collection layer above them: channel drains, catch basins, grates, outlets and fittings, pop-up emitters, and dry wells. Both layers belong on a well-built storage site, from two different suppliers.
